Nashville’s Next Chapter: Major Real Estate Developments Transforming the City
Nashville has experienced remarkable growth during the past decade, but the city’s next chapter may be even more transformative. From downtown and the Gulch to Germantown and the East Bank, major developments are creating new places to live, work, dine, shop and enjoy entertainment.
For homebuyers, sellers and real estate investors, these projects represent more than new buildings. They can influence neighborhood demand, property values, traffic patterns, housing inventory and future investment opportunities.
Here are several of the most significant new real estate developments shaping Nashville in 2026 and beyond.
Nashville Yards: A New Downtown Destination
Nashville Yards has transformed approximately 19 acres of downtown Nashville into a walkable, mixed-use district. The development combines luxury residences, hotels, restaurants, entertainment venues and more than two million square feet of premier office space.
Residential options include The Emory and The Everett, which together feature 673 luxury condominium and multifamily residences. Nashville Yards is also home to the Grand Hyatt Nashville, the historic Union Station Nashville Yards, Amazon offices and The Pinnacle, an indoor music and event venue.
The district continued expanding in 2026 with additional restaurants, entertainment and businesses opening throughout the property. Nashville Yards reports that more than 4.2 million square feet of space was delivered during 2025.
For buyers who want a true urban lifestyle, Nashville Yards offers the opportunity to live within walking distance of downtown offices, entertainment, dining and cultural attractions. It is also helping connect Broadway, the Gulch and Midtown into a larger downtown living district.
Paseo South Gulch: Expanding One of Nashville’s Most Desirable Urban Neighborhoods
The Gulch has already become one of Nashville’s most recognizable neighborhoods, but Paseo South Gulch is expanding the area south of its traditional boundaries.
This pedestrian-focused development incorporates residential towers, offices, restaurants, retail space and restored historic buildings. The first residential tower, Prima, includes rental residences and ground-floor retail. Future plans include a 30-story residential tower with approximately 396 apartments and a 22-story office tower.
Another important component is the Pendry Nashville Hotel and Residences, a 30-story tower combining a luxury hotel with privately owned residences. The overall vision is to create a district where residents can move easily between their homes, offices, restaurants and public gathering spaces. Paseo South Gulch continues to release updates as additional phases move forward.
For real estate buyers, this expansion could create more opportunities to purchase or lease near the Gulch while also increasing activity along Eighth Avenue South.
The Nashville EDITION Hotel and Residences
The luxury real estate market received another major vote of confidence when construction began on The Nashville EDITION Hotel and Residences in February 2026.
The $400 million, 28-story tower will include 261 luxury hotel rooms and 84 privately owned residences. The residences will occupy the upper floors and receive access to hotel-style amenities and services. The development is anticipated to open in 2028. Construction began in early 2026.
Branded residences are becoming increasingly popular with luxury buyers seeking concierge services, security, amenities and a simplified lifestyle. However, buyers should carefully review association fees, rental restrictions, management agreements and estimated operating expenses before purchasing.
The East Bank: Nashville’s Most Ambitious Transformation
The East Bank is expected to become one of the most significant redevelopment areas in Nashville’s history. The district covers approximately 550 acres along the Cumberland River, extending from the planned Oracle campus in River North to Interstate 24.
Instead of functioning primarily as a collection of parking lots and industrial properties, the long-term plan envisions walkable neighborhoods with housing, restaurants, hotels, offices, entertainment, parks and improved access to the riverfront. Metro Nashville’s East Bank Development Authority is overseeing the planning and implementation of this transformation.
Several individual projects will help anchor the East Bank.
New Nissan Stadium
The enclosed New Nissan Stadium is currently under construction and expected to open in 2027. In addition to Tennessee Titans and Tennessee State University football games, the venue is designed to host concerts, major sporting events and community activities throughout the year. New Nissan Stadium will serve as a central anchor for surrounding East Bank development.
The stadium itself is important, but the additional housing, retail, hospitality and public spaces planned around it could have an even greater long-term impact on nearby real estate.
Eastpoint
Eastpoint is a new 30-acre mixed-use neighborhood planned around the new stadium. The Fallon Company’s master plan emphasizes housing, affordability, sustainability, public gathering areas and access to the riverfront.
The development agreement calls for 1,550 residential units, including 695 units designated at affordable rates. The first residential project, Eastpoint Flats, broke ground in 2026 and is planned as an entirely affordable community with an on-site childcare facility. Eastpoint will eventually include a combination of residential, retail, hospitality and community-oriented spaces.
Oracle Campus
Oracle continues planning its future campus and global headquarters in the River North portion of the East Bank. Although a large project of this nature will be developed in phases, the potential addition of thousands of technology jobs could create new housing demand in East Nashville, Germantown, downtown and other neighborhoods with convenient access to the campus.
Station East
Station East is a proposed 18-acre mixed-use district near the geographic center of the East Bank. Current plans include more than 1,400 residential units, approximately 1.2 million square feet of office space, more than 600 hotel rooms, retail space and nearly three acres of publicly accessible green space. A final construction timeline has not been announced. Station East is designed to connect downtown Nashville, East Nashville and the broader East Bank.
New Tennessee Performing Arts Center
Plans are also advancing for a new Tennessee Performing Arts Center on the East Bank. The new facility is expected to include modern performance venues, expanded public amenities and improved connections to the waterfront and John Seigenthaler Pedestrian Bridge. Metro approved the agreement in January 2026, with construction anticipated to begin in late 2026 or early 2027.
Together, these East Bank projects could create an entirely new Nashville neighborhood rather than simply an entertainment district.
Neuhoff District: Preserving Nashville’s Industrial Character
Located along the Cumberland River in Germantown, Neuhoff District demonstrates how historic buildings can be incorporated into modern development.
The former meatpacking property has been transformed into a mixed-use destination featuring residences, offices, restaurants, retail space, courtyards and riverfront gathering areas. Instead of removing the site’s industrial history, the development preserved many original architectural features.
Neuhoff District is particularly appealing to buyers and renters who want an urban environment with character, walkability and proximity to Germantown, downtown and the future East Bank.
The Lanes: Wellness-Focused Living in North Nashville
Not every major development involves high-rise towers. The Lanes is a 12-acre residential community located between Germantown and The Nations.
The approximately $95 million development includes 154 design-forward homes along with wellness-oriented amenities and shared community spaces. Its location offers convenient access to downtown while providing a more residential alternative to condominium living. Big Plan Holdings describes it as one of the largest private investments made in North Nashville.
The project reflects a growing preference for communities that combine new construction, lifestyle amenities and proximity to the urban core.
What These Developments Could Mean for Nashville Real Estate
Large developments can create opportunities, but buyers and investors should avoid assuming that every announcement will automatically lead to immediate property appreciation.
Potential benefits include:
